SL Green signs 2 leases for 1185 Sixth Ave, reaches 92% occupied

Two significant leases have been signed at SL Green’s 1185 Sixth Avenue, enhancing the property’s occupancy to approximately 92%. The total leased space amounts to nearly 57,000 square feet. Insurance firm Ryan Specialty LLC renewed and expanded its lease by 29,166 square feet, while property management company Solil Management LLC secured a new lease for 27,508 square feet.

Steven Durels, the leasing director for SL Green, expressed satisfaction with the addition of both firms to the building’s distinguished tenant roster. The building has also undergone notable updates, including enhancements to the lobby, elevators, and corridors.

In addition, Moroccanoil, a luxury body-care brand, has signed a lease for 37,000 square feet after relocating from 135 E. 57th Street, a property undergoing conversion into residential apartments.

Other prominent tenants at 1185 Sixth Avenue include Syska Hennessey, the Industrial & Commercial Bank of China, and Hartree Partners.

Why this story matters: The leasing activity reflects growing demand in the commercial real estate sector, indicating stability in the market.

Key takeaway: The recent leases demonstrate a trend of occupancy and tenant improvements in major urban office spaces.

Opposing viewpoint: Critics might argue that despite high occupancy, the long-term viability of office spaces remains uncertain amid shifts toward remote work.
