Aditya Birla Real Estate’s Q1 loss widens to ₹39 cr as total expenses rise | Company Results

Aditya Birla Real Estate Limited (ABREL) reported a loss attributable to shareholders of ₹38.55 crore for the first quarter of the fiscal year 2027 (Q1 FY27), an increase from the loss of ₹25.47 crore recorded in the same period last year. The company’s revenue from operations rose to ₹188.85 crore, reflecting a year-on-year growth of 29.74%. However, total expenses surged to ₹287.34 crore, up 38.11% from the previous year, primarily due to a significant increase in finance costs and other expenditures.

In terms of bookings, ABREL experienced a decline, with figures at ₹329 crore, down 22.13% year-on-year. Conversely, collections during the quarter witnessed a positive trend, rising by 31% to reach ₹713 crore. The net leasing income from commercial real estate assets also saw an increase, growing 27% to ₹34.8 crore.

As of June 2026, ABREL’s net debt stood at ₹3,438 crore. The company’s current project portfolio has a potential revenue of ₹73,900 crore, spanning regions including the Mumbai metropolitan area, Pune, Bengaluru, and the National Capital Region.

A significant development was announced as ABREL’s subsidiary, Birla Estates, entered the Navi Mumbai market with a proposed redevelopment project in Vashi, in collaboration with Priyanka Group. This project is estimated to have a revenue potential of around ₹2,600 crore.

Earlier in the month, ABREL finalized the sale of its pulp and paper business, Century Pulp and Paper, to ITC in a slump sale valued at ₹3,498 crore. This sale is part of a strategic move to realign its portfolio towards real estate, aiming to optimize capital allocation and enhance shareholder value. Additionally, a 128.60% increase in revenue quarter-on-quarter was noted, rebounding from a profit of ₹10.84 crore in Q4 FY26.
