SL Green putting finishing touches on $225M redesign at 245 Park Ave.

SL Green has achieved full occupancy at its 1.8 million square-foot property, 245 Park Avenue, following a significant refinancing deal worth $2 billion. The 44-story tower, situated between East 46th and East 47th streets, is undergoing a $225 million repositioning, which includes enhancements such as a wraparound public plaza, a new facade designed by KPF, upgraded tenant amenities, and a forthcoming restaurant from LDV Hospitality.

CEO Marc Holliday described the project as a transformative effort aimed at revitalizing the building to meet modern standards. The renovation is expected to conclude by March and has involved collaboration with joint-venture partner Mori Trust and architects KPF, along with support from the Department of City Planning on the plaza redesign.

When SL Green assumed control of 245 Park Avenue in 2022, the building’s rental rates averaged $85 per square foot. Current asking prices have surged, reaching up to $185 per square foot. The latest lease was signed by Nearwater Management for 36,563 square feet.

Before taking control, SL Green entered the property’s landscape as a lender in 2018. Although the building was approximately 80% occupied at the time of takeover, many leases were nearing expiration, necessitating efforts to rebuild tenant relations after a previous bankruptcy. The tower has since attracted reputable firms, including Area Management and Carlyle Investment Management.

Holliday expressed gratitude for the financing support received, which facilitated replacing an earlier $1.2 billion mortgage along with a $568 million mezzanine loan. The new restaurant is set to occupy a 10,000 square-foot space on the ground level, though specific concepts have yet to be finalized.

Why this story matters:

  • It highlights the revitalization of a significant commercial property in a competitive market.

Key takeaway:

  • The extensive renovation and refinancing have effectively boosted occupancy and increased rental rates significantly.

Opposing viewpoint:

  • Some may question whether high rental rates can be sustained in the current economic climate.
